Permalink Reply by Liz Maldonado on October 29, 2008 at 1:40pm: One of the biggest issues in today's real estate market is consumer confidence (or lack thereof). If a potential home buyer is going to take the next step and become a home owner, they MUST feel good about their financial situation.

As financial professional I have to address our potential clients' concerns, focus on the facts, and provide ADVICE that will eliminate the fear and make a difference in the lives of the people we want as life-long clients.

My solution for potential home owners is: MORTGAGE PLANNING ADVICE. What is mortgage planning?

Mortgage planning is simply taking an inventory of the overall financial health of my clients' and recommending mortgage solutions that will allow them to achieve their overall long and short-term goals.

By doing this, my clients are MUCH more willing to enter in to a real estate transaction and actually go through with a closing without freaking out over whether or not they will be able to make their payments, as well as save for retirement, put their kids in college, or pay off their credit cards.

I focus my mortgage planning advice on the issues that affect my clients the most:

- Elimination of Credit Card Debt
- Accumulation of a Cash Reserve Account for Emergencies
- The ability to contribute to their 401(k)
- Risk management (i.e. life insurance, wills, etc.)

I don't give investment advice, but rather, I identify the needs of my clients and refer them to specialized professionals if needed. More importantly, I make sure the mortgage loan I recommend and get approved for my clients allows them to accomplish their financial goals, as well as meet their monthly obligations. It is imperative that the home financing our clients receive is not only AFFORDABLE, but also SUSTAINABLE over time. By focusing on my clients' financial well-being and peace of mind, I am able to turn more potential home buyers into home owners.
