I just signed up to be a part of the Marketing 101 group and saw your question. I'm not strong in web design, for sure, but I had asked the questions pretty fully when we were considering what to do for our local Real Estate brokerage website. Dreamweaver and the Adobe packages were the most frequent recommendations we received, but when all was said and done, we hired the job out, and I don't know what software they used. Our local site is www. jensenwhite.com. It doesn't get at all interesting until you go to the New Mapping tab. Then there's some nice features for our applications.
One other thing occurs to me. We are now beginning to work with Ingenuit Technologies, and they might well be able to give you some real insight into your search for software suitable to your objectives.
